SCBD Corporate Office

One Floor, Two Working Modes Focus work sits along the facade where the daylight is; meetings and collaboration pull into the core, so nobody has to book a room just to have a conversation. The split also solved an acoustics problem the client hadn't named yet. Pulling the noisy functions to the core meant the perimeter desks stayed genuinely quiet without any additional treatment. Details the Client Cared About Two requirements shaped almost every downstream decision on this fit-out. Planned to Double Services and partitions were set out for a headcount twice the current size. The second phase took a single weekend to install. A Reception That Reads Corporate, Not Cold Warm timber panelling and a low breakout seating area soften the marble reception desk, so visitors wait somewhere that feels considered rather than transactional. Delivered Scope The fit-out was executed as one continuous programme across a single occupied floor. Modular partition system rated for future headcount growth Acoustic ceiling treatment across the central collaboration zone Four glass-walled meeting rooms with integrated AV Warm timber reception millwork with a breakout seating bay Six Months In The second-phase expansion the layout was built for landed exactly on schedule, and it went in without shutting down a single desk on the existing floor.We didn't have to redesign anything for phase two. That was the entire point of planning ahead.

Cipete Compact House

Ninety Square Metres, Used Twice Almost every element does two jobs. The dining bench is storage, the stair is shelving, and the guest room folds away into the study for the fifty weeks a year nobody stays over. That principle came from the couple themselves, who arrived at the first meeting with a list of every piece of furniture they owned and what it was secretly also being used for. Two Moves That Made the Plan Work On a footprint this tight, two decisions did more for the sense of space than any amount of clever furniture. Height Instead of Floor Area Raising the living room ceiling to the underside of the roof cost nothing in footprint and changed how large the whole ground floor feels. A Room That Changes Jobs The guest room's fold-away desk and daybed let it operate as a study on ordinary days and a bedroom only when someone actually stays over. How the Space Was Built Every joinery piece in the house was custom-built to serve at least two functions. A dining bench with concealed under-seat storage An open stair doubling as display shelving along its length A fold-away desk and daybed combination in the guest room A full-height media wall with recessed cable and equipment storage Living in Ninety Square Metres A year in, the couple say the house rarely feels small, mostly because so little of it looks like it's doing only one thing.People walk in expecting a small house. Nobody ever describes it as small once they've seen how it actually works.

Compliance Decided the Plan Sterilisation flow, waste routes and clearances were fixed before a single finish was chosen. We passed inspection on the first attempt. That sequencing meant the fit-out designer was in the room with the clinic's compliance consultant from week one, not brought in afterward to make a fixed layout look presentable. Two Ways We Softened the Visit A dental clinic has a reputation problem before a patient ever sits in the chair, and the design had to work against that expectation. Taking the Edge off the Visit Patients see planting and daylight from the waiting area rather than equipment. Every clinical surface stays out of sight until it is needed. A Consultation Room Before the Chair New patients meet the dentist in a private consultation room first, away from any equipment, so the first conversation happens without a chair in the room to look at. What Was Built Two treatment bays were delivered alongside the clinic's front-of-house spaces in a single fit-out programme. Two treatment bays with independently zoned sterilisation routing A private consultation room separate from any clinical equipment A planted waiting area facing away from the treatment corridor Compliant clearances and finishes throughout, verified pre-inspection Passing Inspection, and Patients Beyond the first-attempt compliance pass, the clinic's own patient feedback forms now specifically mention the waiting area more often than the treatment itself.Patients tell us the waiting room is the first dental clinic they've been in that didn't make them nervous before they even sat down.

PIK Retail Flagship Store

Lighting Sells the Product Two thirds of the electrical budget went into display lighting. Everything the customer is meant to pick up is lit at least twice, from different angles. We mocked up three lighting scenarios full-scale in the empty shell before committing, because photos of a lit display never predict how it actually reads in a room. Designed to Change Every Season A flagship store has to look new several times a year without a renovation budget to match, so flexibility became a design requirement in its own right. A Layout That Can Be Reset Every fixture is on a common module and none of them are fixed to the floor, so the store can be rearranged for a new season overnight. One Wall Left Deliberately Blank The rear feature wall was left unfinished on purpose, built to take new graphics or shelving each campaign without patching or repainting the whole store. Fit-Out Highlights The build combined a flexible fixture system with a small number of fixed architectural moves. A modular track and fixture grid spanning the entire sales floor Timber-slatted feature wall for rotating apparel displays Backlit shelving units for the accessories counter A reset-ready blank wall reserved for seasonal graphics Three Seasons Later The store has now been reset for three separate seasonal campaigns using only the in-house visual merchandising team, with no contractor called back for any of them.We stopped budgeting for a fit-out crew every season. The store was built to redecorate itself.

Senopati Townhouse Renovation

Removing What Was in the Way The original plan chopped the ground floor into four small rooms. Taking out two non-structural walls gave back a single living space that finally matches how the family uses the house. We surveyed the structure first, since a townhouse this age often hides a surprise. Everything we removed turned out to be genuinely non-load-bearing, which kept the schedule intact. Two Fixes That Changed the Feel of the House Neither move was expensive on its own. Together they reset how the ground floor reads. Borrowing Light from the Back A widened rear opening pulls daylight through to the front of the plan, which previously relied on artificial light even at midday. A Ceiling That Finally Shows Itself Dropping the old suspended ceiling in the living zone exposed almost half a metre of extra height that had been hidden for two decades. Scope of Work The renovation stayed within the existing envelope; nothing about the footprint or facade changed. Demolition of two non-structural partition walls on the ground floor Widened rear window and new sliding door onto the courtyard Removal of the suspended ceiling and reworked lighting layout New engineered timber flooring throughout the living level What the Owner Notices Most Six months in, the change the owner mentions first is not the light or the height, but how much less furniture the room needed once the walls came down.I kept trying to plan where the sofa would hide the mess. Turns out there wasn't going to be any mess to hide.

Surabaya Specialty Cafe

Built Around the Workflow We laid out the bar with the head barista before drawing anything else. Order, brew, and hand-off each have their own zone, so two people never cross paths behind the counter. That sequence also set the ceiling height of the bar itself. The espresso station needed more headroom for servicing than the till, so the counter steps up slightly along its length. Seating That Reads the Customer A specialty cafe serves two very different customers on the same floor, often at the same time, and the seating had to serve both without either feeling like an afterthought. Two Kinds of Customer Bar stools for the ten-minute visit sit near the door; the long communal table for laptop afternoons is furthest from the traffic. A Window Seat That Actually Gets Used The counter along the glazed frontage was set low enough to double as a standing ledge, so it fills up even during the ten-minute rush when nobody wants to commit to a table. What Was Built The fit-out kept the existing shopfront glazing and worked entirely within the depth of the tenancy. A zoned service bar built with the head barista's own workflow A suspended timber beam anchoring the brew station overhead A twelve-seat communal table along the rear wall Standing-height counter seating along the glazed frontage Six Months of Service Average order-to-hand-off time dropped by nearly a third once the new bar layout was in daily use, according to the owner's own till data.Customers notice the design. The staff notice they're not bumping into each other anymore. Both matter to us.

Kemang Co-Working Space

A Warehouse, Kept Honest The shell was a 1990s warehouse. We left the structure and services exposed and spent the budget on acoustics and lighting instead of covering the building up. That decision also saved time. Nothing had to be furred out or boxed in, so the fit-out crew could start on finishes almost as soon as the survey was done. Planning for How People Actually Work Here A co-working floor lives or dies on noise and interruption, so we treated zoning as the real design problem. Zoning for Noise Quiet desking sits furthest from the entrance, with the lounge and phone booths absorbing the traffic in between. Members stopped complaining about noise within a month of opening. A Front Door That Slows You Down The lounge deliberately breaks the sightline from the entrance to the desks, so arriving members pause instead of walking straight through a room full of people concentrating. Fit-Out at a Glance The full scope covered structure, services, and furniture, delivered in a single continuous programme. Acoustic ceiling baffles suspended from the exposed structure Six enclosed phone booths and two bookable meeting rooms A planted green wall dividing the open desking bay Task lighting on every desk, layered under the skylights A Year of Operating Occupancy passed the operator's twelve-month target in month seven, and the phone booths are now the single most booked resource on the floor.We built the loudest-looking office in Kemang and somehow made it the quietest one to actually work in.

BSD Minimalist Residence

Fewer Rooms, Better Rooms The brief asked for five bedrooms on a plot that could not carry them well. We built four, and the space that was saved went into a living room the family actually uses. That conversation took two full meetings before the family agreed to it, since giving up a bedroom on paper felt like a loss until they saw the alternative drawn to scale. What the Extra Space Bought The floor area recovered from the fifth bedroom went toward two specific upgrades rather than being spread thinly across the whole plan. Daylight as the Finish With a near-white interior, the changing daylight does most of the decorating. The only strong colour in the house comes from what the family brought with them. A Ridge Beam Left on Show The structural ridge beam over the living room was left exposed rather than boxed in, giving the tallest room in the house a visible reason for its height. What Changed on the Plan Reducing the bedroom count by one gave the ground floor room to breathe in a small number of specific ways. A living room roughly forty percent larger than the original five-bedroom scheme allowed An exposed structural ridge beam left unclad above the main living space A near-white palette throughout, chosen to read differently across the day A rear terrace added in the footprint freed up by the smaller bedroom count The Room That Almost Wasn't There The family now describes the living room as the reason they chose to build rather than buy an existing house, the exact room that started as a compromise on paper.We went in asking for five bedrooms. We left with the living room we didn't know we needed.

Privacy Without a Fortress Wall The street elevation is deliberately closed, but every room behind it opens fully to a private garden court, so the house never feels defensive from the inside. We modelled sightlines from the street at eye level before finalising the facade openings, to be certain the closed appearance wasn't accidentally leaving a gap somewhere. A Restrained Palette, Applied Precisely Limiting the material list was as much a construction decision as a design one, and it paid off across the whole build. One Material, Used Properly Limiting the palette to render, timber and glass kept the detailing simple enough that the site team could execute it cleanly at every junction. A Volume That Floats The upper floor cantilevers slightly past the ground floor line, a small structural move that reads as the house lifting away from the garden rather than sitting on top of it. Construction Highlights The restrained material list carried through from the facade to the smallest interior junction. A closed street elevation in cement render with a single timber-clad entry Full-height glazing on every room facing the private garden court A cantilevered upper floor detailed as a single continuous volume Consistent junction detailing across render, timber and glass throughout One Year of Living Behind a Closed Facade The family reports the street-facing rooms feel just as bright as the garden-facing ones, since the closed elevation was never about blocking light, only sightlines.From the street you'd never guess how open it is inside. That contrast was exactly the brief.

Bintaro Family Home

A Narrow Lot, Used Fully The plot is only seven metres wide. Pushing the stair to the party wall freed the full width for living space on every floor. We tested the stair position against three alternative layouts before settling on the party wall, since moving it even half a metre changed how every downstream room could be sized. Built for a House with Two Young Children The clients were upfront from the first meeting that the house needed to survive their children, not just photograph well. Finishes Chosen for Children Every surface below waist height was specified to be wiped down rather than treated carefully, which is what a house with two young children actually needs. A Living Room Without Sharp Corners Built-in furniture along the main living wall was detailed with rounded edges throughout, a small change that made the room genuinely easier to live with once the children started running through it. Materials and Fittings Every finish specified for the ground floor was chosen against a simple test: could it survive daily contact with two young children. Scratch-resistant laminate flooring throughout the ground floor Rounded-edge built-in joinery along the main living wall Washable matte paint finish up to waist height in every room A fully enclosed garden accessible directly from the living room Two Years of Wear Two years and two children older, the family says the finishes have held up exactly as promised, without a single surface needing early replacement.Every material got the kid test before it got the design test. It shows two years later.

Bukit Ligar Hillside Residence

Building with the Slope The site fell nearly six metres from the road to the rear boundary. Rather than cutting it flat and losing the character of the land, we split the house across three stepped levels so each floor opens onto its own piece of ground. Retaining walls were kept to a minimum. Where the ground needed support, the house itself does the retaining, turning what would have been buried structure into usable floor area instead. Two Decisions That Shaped the House Most of the brief's ambitions came down to two calls made early, before a single wall was drawn. Living Around the View The main pavilion sits at the middle level with glazing on two sides, putting the valley in front of the family for most of the day without turning the house into a greenhouse. A Pool That Steps With the Land Instead of one flat deck, the water follows the slope across two linked levels, so swimming and lounging each get their own terrace rather than sharing one crowded platform. What Went into the Build The scope stayed disciplined on materials so the budget could go toward the parts of the site that actually needed engineering. Board-formed concrete retaining walls doubling as ground-floor structure Full-height glazing on the valley-facing elevation of the living pavilion A two-tier pool terrace connected by a stone stair Local timber cladding softening the concrete mass from the approach road Living with the Result A year after moving in, the family still spends most evenings on the middle-level terrace, the room the original brief nearly cut for budget.We asked for a view. One Room the Whole Family Shares Instead of a formal living room nobody would use, the ground floor is a single space where cooking, homework and television happen within sight of each other. We asked the family to sketch their own evening routine before we drew anything, and the resulting plan follows that sketch almost exactly. Two Habits We Designed Around Two everyday patterns from that family sketch shaped the plan more than any single style reference did. Storage Planned In, Not Added Later Every wall that could carry joinery does. The house has no visible clutter because there is somewhere obvious for all of it to go. A Kitchen That Faces the Room The kitchen counter faces into the living space rather than the wall, so whoever is cooking is still part of the conversation instead of turning their back on it. What the Ground Floor Contains The single shared space was built around a small number of joinery pieces rather than many separate furniture items. Full-height built-in storage along the entry and stair wall A kitchen counter oriented toward the living and dining zone A low reading corner tucked beside the garden doors A study nook sized for two, positioned within earshot of the kitchen A Year of Family Evenings The family reports the television now goes unwatched more often than not, simply because there's usually something more interesting happening elsewhere in the same room.We didn't ask for an open-plan house. We asked for a house where nobody eats dinner alone in another room.
